You have probably heard that your garage door is the largest moving object on your home. Did you know the average garage door is cycled over 7 times a day? When you use something this large that many times, it is bound to need some attention at some point.
Think about your car — you probably change the oil every 3-5,000 miles, change the air filter every 5-8,000 miles, and perform other types of maintenance. While your garage door does not need oil changes, it does need regular lubrication and maintenance to reduce the need for costly garage door repair.
Why? Well, your garage door contains a number of bearings that have tiny steel balls inside called ball-bearings. Without regular lubrication, the steel balls wear down, causing the bearing to either become loose or seize. When a bearing on a garage door seizes, the garage door will generally not want to close, causing resistance against the opener, thus wearing out the opener prematurely.
Secondly, your garage door opener most likely utilizes a nylon gear that when dry can cause premature wear and thus strip the nylon gear. This can be a costly repair but by having it lubricated every 5-7 years you can delay a part replacement.
